Dave & Michelle's FreeNesting Success Story
Dave and Michelle, along with their two children lived in La Grange for 18 years. Their three bedrooms, one bathroom, 1,500 square foot home held many memories for this family of four. Birthdays, holidays and monumental events such as graduations from high-school and college were all celebrated in such big ways with their large extended family in such a small footprint! The rush of memories, the friendships in the neighborhood, the aesthetics and newly updated finishes of the home all gave leverage to the idea that they should stay put now that their children were grown and gone. But both Dave and Michelle had long lingering thoughts about what the future held for their family. They felt confident their children would remain in the area and their family would continue to grow, if not immediately, soon enough.
Dave and Michelle love to entertain and envisioned large gatherings. Both learned through Covid that working from home suited their needs and home offices would be essential if this benefit to their lifestyle could be enhanced. They began to envision life in a different home other than their sweet Georgian and as they discussed their options, their excitement began to grow. They were wanting a much larger main floor, a graceful indoor/outdoor flow for big gatherings. A woodburning fireplace and an exterior firepit were necessities for Dave, a chef’s kitchen with ample space to cook and host was important to Michelle. They wanted bigger bedrooms and a gorgeous foyer that welcomed guests.
They knew a large finished basement would be the additional space needed for their family in the future.
As stated during the client testimonial/video, they “put a pin in the map” and decided upon a reasonable distance they were willing to relocate. After extensively researching Plainfield, they decided the community had everything they needed and wanted. They knew the type of neighborhood they would feel comfortable in and could describe their vision to me.
We found the Thomas’s new home within one week during the month of February!
The Thomas’ were able to provide the sellers post-close possession. Post close possession is a strategy now used quite frequently in this low inventory market. Post-close possession allows sellers of a home to STAY in the home AFTER closing.
The benefits of post close possession for the seller include…
*ample time to FIND a new home
*having access to funds needed to write an offer non-contingent upon the sale of a home
*selling (purging, deep cleaning, staging, showing, negotiating and navigating the transaction) prior to moving, therefore avoiding the stress of selling AND moving at the same time.
The Thomas’s closed on their new home in mid-April but allowed the sellers to stay in the home renting it back until the beginning of June. The seller’s children were able to finish up the school year before relocating to another state.
During post-close seller possession, Dave and Michelle were able to line up contractors/vendors who could help them make small personal adjustments to the home in the future. They also used this time to purchase furniture, choose paint colors and window treatments.
The sale and purchase of this home in Plainfield was smooth and easy prior to the closing table and after as well, a win-win for both the buyers and the sellers!
